The rental value of an apartment or the rental value of a house will depend on its geographical location, its habitable floor area, the period in which the property was built, how well it can be accessed, its fittings, the state of its finishings, and its general state of repair.
A house or apartment rental value will fluctuate according to purchasing power and the number of tenants searching for a similar property to rent in the same area. The rental price will be set according to supply and demand in this area.
In Belgium, most rents are subject to annual indexation, based on the health index. However, indexation is not automatic, it must beagreed.
